Flagler Village Community Garden - Downtown Ft Lauderdale

Flagler Village, a subdivision of Downtown Ft Lauderdale, is going green. Literally.  A few neighborhood activists are seeking a permanent home for a community garden.  Often found in urban settings, this garden themed concept can accommodate up to 79 4 x 4 raised gardening plots.  10 of the plots will be dedicated to educational use.  Current estimated annual membership fees are $85 per year per plot.  For additional information, click here to visit their Facebook page.

Marina Lofts Ft Lauderdale - Special Hearing date

The Planning and Zoning board of Fort Lauderdale are considering a  motion to set a Special Hearing 
related to the removal of an 80 year old rain tree.  The meeting will be held in the first two weeks of May but no word yet of an exact date or time.  This is the latest in development concerning Marina Lofts.  The controversial development is located in Downtown Ft Lauderdale.  Developers propose constructing apartments with retail along the New River but anti-development activists are putting up a good fight.

Wilton Manors, Florida


Story update:

After hearing site modifications from the developer, the planning & zoning board of Wilton Manors conditionally approved the rental project located at 1550 NE 26th Street.  The proposed development, The Village at Wilton Manors, reduced some of their development impact on the surrounding community including parking to satisfy the P & Z board.  In addition, they have reduced their total number of units to 74. P & Z staff recommended the rezoning change from CF to Urban infill with a favorable recommendation once it is forwarded for approval to City Commission.




3/18/13:

A proposed luxury rental community called The Village at Wilton Manors, is in the process of being approved in Wilton Manors, Florida. The rental community will add approximately 81 new rental units to the Wilton Manors market. Rentals have been scarce, especially for new construction. The nearby project, Wilton Station, occasionally has rentals but they usually don't stay on the market for long. The proposed rental community is located at 1550 NE 26th St Wilton Manors, FL. There are several hurdles to clear, however, as the site is currently zoned as a community facility (CF).

Story update: 4/10/13

The initial and winning bidder for the Howard Johnson site located at 700 N Fort Lauderdale Beach Blvd along Ft Lauderdale Beach failed to appear for the closing.  The second position bidder, a company controlled by Dev Motwani, is now in first position.  It is too early to tell what this new companys intentions are with the site, but the former owners original plans were a 20 story condo building.




2/25/13:
A Maryland real estate investor is set to acquire approximately 2 acres located on Ft Lauderdale Beach at 700 N Fort Lauderdale Beach Blvd for $22.5 million. The former Howard Johnson was slated to be a 170 unit oceanfront condo building called Orion. No word yet on the new owners intentions.

Market Report: Downtown Ft Lauderdale Condo Sales

Downtown Ft Lauderdale experienced a healthy month of condo sales for the month of March, 2013.  There were 4 sales in the Watergarden condo ranging in price from $375,000 - $595,000 ($406/psf average).  Las Olas Riverhouse also experienced a couple of sales. One being unit # 210, a 3/3.5 3,400 sq ft unit that sold for $1,300,000.  One of the rare villas sold at Las Olas Grand for $975,000 (Pictured left).  This charming villa featured over 3,500 sq ft of living area and was extensively upgraded throughout.
