The former Trump Ft Lauderdale Resort, in its long history of turmoil, has finally found a new buyer.  The purchase price?  A whopping $115M!!!! The purchase is currently proposing modifications to the building as outlined here.  The new owner is proposing a condo-hotel type of property, similar to The Atlantic  & The Hilton Ft Lauderdale Beach Resort.  Prices are speculated to start at $400,000 and range to the multi million dollar price point.

The former Riverhouse Restaurant located on the New River close to Downtown Fort Lauderdale is in the process of being transformed.  3 proposals have been submitted to the City of Fort Lauderdale with plans of renovating the historic restaurant into either a bed and breakfast or a banquet facility complete with a restaurant.  The restaurant has been vacant sinec 2009 after being a landmark location for so many years.  The new operator would sign a land lease with the City owned property and would need to contribute approximately $1,000,000 towards renovations.

East Las Olas Blvd is in the news lately as the Blvd tries to "bridge" the gap between the main section of Las Olas Blvd & A1A.  Recently, a plan to install a cross walk at Las Olas Blvd & NE 13th Ave received positive feedback from Fort Lauderdale City Commissioners.  The proposal is detailed in the Las Olas Mobility Study.  In addition to our office moving to 1209 East Las Olas Blvd, a new flooring company called Floors to Go moved into 1213 East Las Olas Blvd.  The former M Bar, located at 1301 East Las Olas, was recently purchased by the same group responsible for Yolo, Vibe & the S3 restaurant at the Hilton Ft Lauderdale Beach, and plans call for another eatery.  Additionally, there are a few residential real estate project in the works along Las Olas Blvd, one being located at 1800 East Las Olas

A proposed 8 unit boutique condo is seeking site plan approval from the City of Fort Lauderdale.  The project, located at 1800 E Las Olas Blvd, was a former medical office and now has been targeted for redevelopment.  The proposed elevation displays a 5 story building and is projected to cost almost $6,000,000 to build.  The condo is located on Las Olas and is positioned on the water.  Other details include a waterfront bbq/deck area, underground parking and piers suitable for docking small vessels.

The former Trump Condo located at 551 N Fort Lauderdale Beach Blvd in Fort Lauderdale is finally seeing some movement.  A recent proposal titled Conrad Fort Lauderdale Beach Resort calls for a $22,000,000 structural renovation.  The changes include converting the 298 hotel rooms into 181 hotel rooms and 109 residential condominiums.  Additional improvements include adding conference room space and a ballroom between the East & West buildings, above the valet parking areas.  Above the conference room will serve as additional green space for a sun deck which will have spectacular ocean views of Ft Lauderdale Beach.  The configuration of the residential units proposed are (74) 1 bedrooms, (29) 2 bedrooms, (5) 3 bedrooms, & (1) 4 bedroom unit.

Coral Ridge: New Single Family Homes - Update

The redevelopment of the Coral Ridge Golf Course in Fort Lauderdale was back at the planning and zoning board on October 16th, 2013.  The site, located at 3850 N Federal Hwy, comprises 21 acres and will consist of the development of 36 single-family homes and a dedication of approximately 4 acres for the use of a City park.  The redevelopment will enhance the already popular Coral Ridge neighborhood and add value to the now vacant Coral Ridge Golf Course.

The City of Fort Lauderdale is proposing a new open space project, above the tunnel, adjacent to the Cheesecake Factory. The project, estimated to cost $3.8M, would provide shaded areas, park benches, sculptures and would add to the overall ambiance of Las Olas Blvd.  At the center of the open plaza, would be a tourist kiosk providing visitors with information on local retailers.

Fort Lauderdale Luxury Homes for Sale

7 single family homes have "changed hands" in the Las Olas area of Fort Lauderdale in the past 60 days.  One in particular, 325 N Gordon Rd, sold for $2,775,000. The newly built contemporary home featured 5 bedrooms and 5 1/2 bathrooms & almost 6,000 sq. ft. of living area.  The average sales price was $1,315,000 among the 7 homes and 3 of them were waterfront homes.  As far as the availability of homes within the Las Olas area, there is currently an oversupply, suggesting a buyers market.  With 88 homes on the market, this represents a 25 month supply.  There are currently 60 homes for sale in the Las Olas area priced over $2,000,000 and 16 priced over $5,000,000.

New Residential Apartments to be built in Wilton Manors

 
A long battle between an estate has finally been resolved with the Yawt family agreeing to settle.  The result is a 179 unit multi-family project to be built at 1224 NE 24th St Wilton Manors, FL.  The project titled, Wilton 24th Street Residences, takes the place of a long time trailer park and will surely be a positive redevelopment project for the city.  The lack of available new rental projects will make this development attractive to tenants.  Additional details of the project include:

Most recently, there have been 3 units that have changed hands ranging in price from $1,250,000 - $2,400,000.

Cooper City, a City located in western Broward County, saw its home values rise 8.6% over the previous year.  The City of Fort Lauderdale posted a increase in home values of 4.4%.

Ft Lauderdale Beach has been consistently turning over condos, especially in the last two months.  Multiple sales have been reported in luxury condo buildings such as Las Olas Beach Club, The Q Club Resort/Hilton Ft Lauderdale, The W Ft Lauderdale, as well as Jackson Tower.  Sales prices have ranged between the $200,000-$300,000 for units at The Q Club and $1,000,000 to $2,500,000 for units at Las Olas Beach Club.  Unit 2801 at Las Olas Beach Club recently sold for $2,500,000. It featured 3 bedrooms & 3.5 baths with over 4,000 sq ft of living area overlooking the Atlantic Ocean.

Vintro Hotel - Ft Lauderdale Beach

The planned Vintro Hotel on Ft Lauderdale Beach suffered a setback as the City of Ft Lauderdale planning committee rejected the project.  The proposed hotel located on Alhambra Street, was slated for 15 stories but the project appeared unfavorable to the City as well as the Central Beach Alliance (group that represents the beach development). No word yets as if the developer plans to resubmit plans for a scaled down version but not sure the financials would be beneficial in doing so.





The development surge that has been stirring south florida residential real estate has now spilled over to commercial real estate. A Miami real estate firm has announced plans to build a boutique hotel on Ft Lauderdale Beach adjacent to a local favorite dining spot Casablanca Cafe.

Vintro Fort Lauderdale is a proposed boutique hotel located at 3029 Alhambra Street. Plans include 67 spacious rooms plus 3 suites. Since the hotel is located across from Fort Lauderdale beach, units are sure to have direct ocean as well as intracoastal views. Amenities are to include a rooftop pool, a top floor dining location, fitness center & a concierge. No word yet as if the developer has secured funding for the project but the building will surely bring a Miami architectural twist to Fort Lauderdale Beach.

Marina Lofts, a residential project located in Ft Lauderdale, scored a key win in last nights Planning & Zoning meeting.  The Fort Lauderdale Planning & Zoning committee voted in favor of Marina Lofts by a margin of 9-0.  Marina Lofts is located in Downtown Ft Lauderdale and is scheduled to include a 998 unit rental complex with two 28 story buildings and a 33 story building. The project will also incorporate retail along the ground floor.

The Planning and Zoning board of Fort Lauderdale are considering a  motion to set a Special Hearing 
related to the removal of an 80 year old rain tree.  The meeting will be held in the first two weeks of May but no word yet of an exact date or time.  This is the latest in development concerning Marina Lofts.  The controversial development is located in Downtown Ft Lauderdale.  Developers propose constructing apartments with retail along the New River but anti-development activists are putting up a good fight.

After hearing site modifications from the developer, the planning & zoning board of Wilton Manors conditionally approved the rental project located at 1550 NE 26th Street.  The proposed development, The Village at Wilton Manors, reduced some of their development impact on the surrounding community including parking to satisfy the P & Z board.  In addition, they have reduced their total number of units to 74. P & Z staff recommended the rezoning change from CF to Urban infill with a favorable recommendation once it is forwarded for approval to City Commission.

The initial and winning bidder for the Howard Johnson site located at 700 N Fort Lauderdale Beach Blvd along Ft Lauderdale Beach failed to appear for the closing.  The second position bidder, a company controlled by Dev Motwani, is now in first position.  It is too early to tell what this new companys intentions are with the site, but the former owners original plans were a 20 story condo building.




2/25/13:
A Maryland real estate investor is set to acquire approximately 2 acres located on Ft Lauderdale Beach at 700 N Fort Lauderdale Beach Blvd for $22.5 million. The former Howard Johnson was slated to be a 170 unit oceanfront condo building called Orion. No word yet on the new owners intentions.

Downtown Ft Lauderdale experienced a healthy month of condo sales for the month of March, 2013.  There were 4 sales in the Watergarden condo ranging in price from $375,000 - $595,000 ($406/psf average).  Las Olas Riverhouse also experienced a couple of sales. One being unit # 210, a 3/3.5 3,400 sq ft unit that sold for $1,300,000.  One of the rare villas sold at Las Olas Grand for $975,000 (Pictured left).  This charming villa featured over 3,500 sq ft of living area and was extensively upgraded throughout.

The Wave street car in Fort Lauderdale cleared its latest hurdle as the Broward County commission gave final approval for the $142 million electric street car.  The Wave street car will service downtown Ft Lauderdale.  The initial approval was for a small loop around downtown Ft Lauderdale but the larger plan is a 2.7 mile system that would run from Broward General Hospital to just North of Broward Blvd.  For a video of the exact route click here

It appears as though condo hotels or "condotels" are sticking around for a while. During the real estate boom developers built several condo hotel projects on Ft Lauderdale Beach to create additional revenue from the hotel rooms. This is in contrast to conventional condo projects where developers get paid only when a sale occurs.  Projects such as The Q Club Hilton Resort, The Atlantic & The W Hotel Resort & Residences all were built and marketed as condo hotel resorts where owners could rent their units out daily but not live in them year round.

In the post boom era, there are still developers speculating on the demand of weathly buyers looking to capitalize on the benefit of vacation ownership with little hassle.  New condo hotels that have been announced in the Ft Lauderdale area include:

  • Costa Hollywood, a 304 beachfront project

No news yet on the plans for the The W Hotel Resort & Residences Ft Lauderdale which was marketed for bulk sale a short time age.  The same holds true for plans for the former Trump International Condo hotel, which is also being marketed for a bulk sale.

The former Trump Int'l Condo-Hotel, which has sat idle for approximately 5 years, is now being offered for sale as a bulk package.  The project, which is located at 551 North Ft Lauderdale Beach Blvd (A1A), features 298 rooms amidst 24 stories.  The former Trump Int'l Condo-Hotel is being marketed as "being well maintained and is in move in ready condition."  Guest rooms are oversized, averaging 817 square feet each.  This presents either a hotel operator or condo/condo-hotel developer with a market ready project that could begin room bookings or sales within a short period of time.

A new waterfront condo project located in Ft Lauderdale, Florida has announced presales.  The site of the new condos, called V Condominium, is 1180 N Federal Hwy, just North of Sunrise Blvd on US-1.  The location is an ideal East Fort Lauderdale location, close to the Galleria Mall, the beach as well as retail & restaurants along US-1. The proposed building is expected to be 14 stories and consist of 98 units.  The views of the intracoastal & ocean are excellent selling points as is the available deeded boat slips available for purchase.
